El Camino Real CMGC Project

In May 2023, Teichert was selected as the Construction Manager/General Contractor (CMGC) partner for the preconstruction portion of the SM-82 project. More than 30 months later, the project reached its biggest milestone yet when the California Transportation Commission officially approved the funding necessary to move forward with construction. 

When Teichert's team first engaged with the project at the 30% design stage, SM-82 was more than 100% over budget and, frankly, not constructable. Over two-plus years of close collaboration with Caltrans, our team helped transform the design into a fully constructable project that met the needs of every stakeholder involved. 

The CMGC process spanned the full lifecycle of preconstruction, from early pursuit and proposal development through interview, design support, multiple rounds of pricing across various plan iterations and scenarios, and final negotiations with Caltrans and the Independent Cost Estimator team. After extensive collaboration, Teichert and Caltrans agreed on a price to build and deliver SM-82. The process demanded sustained commitment across more than 30 months, and the sheer number of people who contributed along the way is what makes this achievement so meaningful. 

This project was a company-wide effort. The take-off team, led out of the Bay Area with support from the North and Central regions, built the foundation. The estimating team worked through multiple rounds of pricing across various plan iterations. The superintendent staff conducted countless site visits and constructability reviews that shaped the design into something buildable. The scheduling team produced more than 20 different CPM schedules throughout the process. Teichert's leadership provided steady support at every step, and the collaborative delivery team guided the project from initial pursuit all the way to an agreed-upon price.
